Germany's population is getting older and potential growth is set to decline. Demographic projections suggest that the labor force will start declining around 2020, and will drop at an accelerating pace once immigration flow's normalize. In addition, as in other advanced countries, TEP growth has declined relative to previous decades, and is expected to remain subdued. Potential output growth is therefore expected to decline, creating a long-term challenge for the sustainability of the social securtity system and public finances in general. On the other hand, there is scope to offset these adverse trends by expanding labor supply bu women and older workers, and by upgrading the skills of immigrants (including refugees. -- After years of stagnation, German housing prices and new residential rents have increased more steeply since 2009, especially in large cities. Rents in new rental contracts have increased much faster than the consumer price index over the past five years. This represents a visible change in trend relative to the years before the global financial crisis, when new rents were sluggish. This acceleration has been the strongest in the largest cities, and has mirrored the change in dynamics of housing prices, which have recently risen by about 7 percent per year in the new owner-occupied apartments segment
